Listed property (REITs) have had another tough year both locally and offshore as they struggle to get out from under the pandemic woes. But the reality is that loan-to-value (LTVs) rates have come down, distributions are stable and rising in many cases and occupancies are improving.

Yet the all important discount to net asset value (NAV) continues to remain at almost historic levels in many cases.
